In the spring of 2014 we surveyed the city of Denver and found a vibrant community driven by expansion in energy sector and technology startups.
Tech savvy youth, attracted to a relatively low cost of living and access to outdoor recreational activities have created a meaningful alternative to Silicon Valley in Denver’s downtown and adjoining urban neighborhoods.
 
J. Richard Hill & Co was engaged by a family with a deep history in the energy industry to determine the development opportunities for a 4 acre site in the Highlands district near downtown. We found a number of downtown enclosed malls were struggling but a vibrant street retail and dining scene was thriving nearby.
 
Our research found neighborhoods near downtown going through rapid transformations with thousands of upscale apartments units and contemporary single family homes under. Additional research found virtually no shopping centers and limited upscale retail that met the needs of this new emerging market. The company created a retail plan with highly innovative retail focused on outdoor activities, healthy living, places of socialization, and green and responsible lifestyles. The retail plan was integrated with a cutting edge physical plan.
