Eat, Play, & Pray – Whole Life Village

In 2020, J. Richard Hill & Co. was engaged by its client, Life.Church to develop a strategy to rezone 15-acres at the intersection of North Jordan Road and I-470, in Parker Colorado, approximately 20 miles south of Denver. The property’s zoning excluded places of assembly as the Town of Parker generated 70% of its revenue from a retail sales tax.  If the site was developed as a church, it would remove a valuable tax generating parcel from the city.

J. Richard Hill & Co. conducted extensive market research including geofencing and consumer segmentation studies of an existing Life.Church in Oklahoma City. The researched found that Life.Church attracted affluent families from a large geographic area, generated sales for surrounding businesses, contributed to the overall economic development of the surrounding community, and enhanced the quality of life of its patrons.

As a result of the research, the company directed the creation of a master plan for a 15-acre development anchored by a 45,000 square foot and 750-seat Life.Church, a 30,000 indoor and outdoor Chicken ‘n Pickle, a village green and27,000 square feet of local cafes and shops which were located around the village green and between the two anchors.

The property was rezoned by the Town of Parker.
