Three-billion-dollar development: convention center, hotels, retail, and residential

J. Richard Hill & Co. produced the retail, dining, and entertainment strategy for Miami World Center, a 4-million-square-foot urban district currently under development on Biscayne Boulevard, adjacent to the Miami Cruise Terminal and American Airlines Arena, north of downtown Miami, Florida.

Our consumer research discovered a significant demand for quality high rise living along Miami’s oceanfront near major entertainment destinations. The research discovered cosmopolitan, intercontinental, diverse, and aspirational consumer segments. To attract this market, the project was programmed to include hotels, restaurants, fitness centers, and spas and places for cultural production, public outdoor gathering, and socialization.

Working with the architectural firm Elkus-Manfredi of Boston, J. Richard Hill & Co. created the original street-level and upper-level garden walk concepts. 300,000 square feet of retail, restaurants, cinemas, entertainment, and cultural uses were programmed. The entire development is fully integrated with a metro mover system, a light rail line, adjacent interstate highways, and a high-speed train currently under development, connecting Miami to Orlando.

The 43-story Caoba apartment town is now open at Miami World Center, and the 60-story Paramount Condo Tower is under construction. A 1,700-room Marriott Marquis hotel and 60,000 square foot convention center are moving toward a construction start. A 12-story, 348-room affordable luxury Citizen M hotel has been announced, and 300,000 square feet of street level retail is under construction.

Lightbulb Moment

Merchant spaces, exterior storefront surfaces, and all public spaces surfaces are sources of revenue by time of day, day of week, and by season.
