The Bridges of St. Paul was a planned 2,000,000 square foot mixed-use development located on the southside of the Mississippi River in St. Paul, Minnesota. The development program included 335,000 square feet of office space, 400,00+ square feet of retail, a 175-key hotel, and 1,150 residential units.

J. Richard Hill & Co. was engaged to reposition the retail plan for the Bridges of St. Paul. At the time of engagement, the master plan called for a high-rise hotel and six midrise residential buildings with street level retail.

J. Richard Hill & Co. directed a redesign of the retail portion of the project, which resulted in a complete repositioning of the project. They key strategy was to integrate and connect the standalone buildings by creating enclosed spaces between the hotel and midrise buildings. A winter garden, botanical garden, and market hall were added between buildings, and the retail shops and restaurants were off set from the higher-level towers to create a distinct visual presence on the street for the retail and to create outdoor amenity spaces for the residential above the retail.

The company concluded letters of intent with a 15,000 square foot H & M; a 60,000 square foot 14-plex AMC Cinema; a 15,000 square foot France 44 wine, cheese, deli, and specialty food market; and 30,000 square foot Park Tavern Restaurant & Bowling.
