J. Richard Hill & Co. directed the master planning, merchandising, and financial programming for the redevelopment of the 166,000 square foot Camelot Square, a 1960s-era strip shopping center located in an eastern suburb of Louisville, Kentucky. The property had fallen into a state of disrepair and had high vacancies.

We teamed with land planners Hart Howerton to develop the master plan and design guidelines with a strategy to create a main street facing the linear strip center by adding two clusters of buildings in the oversized parking lot that provided views into the core of the project and a village green.  An equestrian agrarian style was created for the two cluster buildings with high peaked roofs with cupolas and second level offices to create massing.

The project’s merchant mix consisted of approximately 60 local merchants, restaurants, and cafes, including Comfy Cow, Wild Eggs, and Napa Grille. 

The shopping center was acquired for $4,000,000 and the redesigned shopping center was redeveloped for $10,000,000 and sold for $26,000,000 upon completion.
